- Quiet Time - 11 p.m. - 7 a.m.

Saturday to Saturday 7 night rentals only during certain spring break weeks and Summer Peak weeks. 5 Night Min during Thanksgiving, Christmas and New Years week. No rentals to young adults under 25, proof of age may be required. Some exceptions so always ask!

- Beach Life 26, LLC is not responsible for damage, lost or stolen articles during your stay. Please keep your vehicle locked at all times.
- Beach Life 26, LLC is not responsible for any injuries to guests during their stay.
- Failure to comply with basic norms of peaceful, respectful behavior could result in eviction without refund of rent or any deposits.
- Guests and or their guests shall not disturb, annoy, endanger or inconvenience neighbors, nor use the house for any immoral or unlawful purposes, nor violate any law or ordinance.
- Any reported disturbance from legal authorities could result in complete forfeit of security and damage deposits, and eviction. Loud noises (music) and other disruptive noises are not permitted.
- Guests agree that anyone found using illegal drugs or allows others to use illegal drugs while on the premises will be immediately denied continued occupancy to the house and will forfeit rental and deposit!
- Parking for 4-6 vehicles (size Dependent) is provided in the designated parking in front of the house! No exception!
- Any damage noticed upon arrival should be reported immediately to the hosts!
- Only registered guests are allowed to stay overnight!
- Guests who wish to have small parties or celebrations with no more than 20 people may do so with written permission from host.

This property has a MAXIMUM OF 15 PEOPLE. If you bring more humans (children included) than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $50 per human per night...

All persons MUST BE 25 years of age or older to Book/Stay on this property (this does not include children accompanied by their parents)

Parking for 4-6 vehicles, depending on size, no parking in street.

A damage deposit and / or damage insurance coverage (if available on the booking channel) is required. If no damages are incurred and home is left in the order it was found & there have been no other violations of rental policy, then the deposit (if applicable) will be mailed back/refunded the following Wednesday after checkout. Damage insurance coverage is a non-refundable fee.
NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Note you will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third party damages that result from your stay (eg, accommodation and travel expenses of guests checking in after you in case they are delayed till repairs are done).
- If any mattresses have been “wet”, loss of full damage deposit will result.
- ABSOLUTELY NO SMOKING IS PERMITTED! Your security deposit will be forfeited and you will incur an additional $500 charge for cleaning and deodorizing if any evidence of smoking is found in the house or on the premises.
ABSOLUTELY NO PETS! Immediate eviction can be expected of total group and loss of all rent and damage deposit.
Pillows, sheets and towels are provided, however we ask that you bring your own beach towels.
Soaps, toilet paper and trash liners are provided UPON ARRIVAL ONLY to cover your first night of stay. Extra items needed are the responsibility of the guest.
Trash bins must be pulled to the curb on trash days and brought back no later than the evening of the same day.
The owner (and any of his authorized representatives) is, by Florida law, allowed to enter the home at any time if he/she suspects any actions that might breach this contract. The owner may also enter the home for any other reason necessary to maintain the security and comfort of guests or property.

WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT.

No check-ins before 4 p.m, without approval. Your personal access door code will work for your dates only.

Each person renting and staying in our home (guests) agrees to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property.
Conduct on the premises and compliance with Walton County Ordinances:
1. All furniture must be kept in the house, except the outside patio/porch furniture.
2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. (Noise ordinances are enforced)
3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. (Noise ordinances are enforced.)
4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises.
5. The parking space for the house is in the driveway of the house only. There are enough parking spaces for four to six vehicles depending on size. Vehicles parked on the side of the road are in violation of city ordinances.
6. Please abide by the Pool Rules that are posted near the swimming pool.
Guests must abide by all laws and ordinances of the state of Florida, Walton County. You are staying at this property and using the facilities at YOUR OWN RISK.
7. All guests MUST be 25 years of age or older unless they are a child under the age of 18 AND accompanied by their parents.
You acknowledge and agree that the use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address, and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines.

Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowner’s or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house, swimming pool, and all grounds of the entire property located at 75 Daytona St, Miramar Beach, Florida. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action.
Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house.
Balance of rent, tax, and damage deposit (or damage coverage) must be paid 30 days prior to check-in day.

EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.

Be considerate to your new neighbors! Quiet hours are from 10 pm to 7 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages.

Vehicles shall be parked in the designated onsite parking area which is on the pavered driveway. Please do not park on the street.

Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on.

Absolutely no pets allowed on the property at any time. There will be a $250 charge and you will be asked to leave if you sneak in an animal of ANY kind

Please do not flush sanitary products down the toilets.

Turn off all lights and fans while out to conserve energy.

Absolutely No Smoking in the house or near any open doors or windows.

Trash collection is Monday and Friday early morning. The Trash bins with wheels must be pulled out onto street the night before.

Follow these Checkout Procedures to Avoid an Extra Cleaning Fee:
-Checkout time is 10:00 am for cleaners to get home ready for next guest. $150 fine per hour
-All dishes should be clean and back in place.
-If you used the grill please make sure it is clean and covered.
-Take out trash, turn off all lights, TVs, sound and fans.
-Close and lock all doors.
-As the old saying goes... leave it nicer than you found it

In case there is any damage please let us know ASAP.

To use the provided golf cart you will be required to provide additional information.

The House sleeps 14-16 - 3-5 minutes to beach! Save money with: no "resort fees" and the $750-900++ the lsv/golf cart would cost to rent!

The house has Cox gigablast internet, WiFi download speeds are 325-400 mbs down, 32-35 mbs up in every room (tested on iPhone 11 Pro) Ethernet to router is 980ish down and 32-35 up.

Parking accommodates 4-6 vehicles depending on size/types!

Frangista Beach is a historical preservation community established in the 1940's. The charm of this neighborhood of old Florida style homes combined with large elegant homes is very appealing to guests. The Neighborhood has it's own large private beach and private access!
